THE REPORT

Jim Turner provides the most detailed and comprehensive inspection report in the industry. The majority of Home Inspectors use some type of inspection reporting software which are created to make the report writing task easy on the inspector but not necessarily provide the client with as much information as possible. Jim does not use a generic “canned” reporting system and believes that the report should be informative but also educational. Each report is customized to the specific property inspected, is a true narrative style and includes photo documentation to help explain the findings of the inspection. The report will include recommendations for upgrades and maintenance and in some cases include web links to further educate the client.

The client should budget between 2 to 3 hours for any single family home that is under 3000 square foot in size.

Jim insists that you attend! This is your one chance to spend a couple of hours checking out your new home while he “test drives” it for you.

Does the inspection include estimates for repairs? Can the inspector perform any needed repairs?2018-07-15T14:37:15+00:00

Estimating any needed repairs is outside the scope of any inspection and is considered a potential conflict of interest as an estimate is consider a bid to perform work and an inspector is prohibited from performing any repairs by the California Business & Professions Code 7195-7199 (download a copy here).

Is Termite/Pest included with the inspection?2018-07-15T14:37:40+00:00

No. Only a Pest Control Inspector who is licensed by the California Structural Pest Control Board can identify and report on pest conditions. And since this usually includes estimates for corrections, a home inspector or home inspection company cannot perform both services, even if licensed to do so.

A typical report will take anywhere from 3-5 hours to create. Jim carries over his meticulous style from the inspection to the generation of the report.

Typical report turn-around is 2 to 3 business days from the day of the inspection. In some cases, the report can be produced in less time. Be sure to check with Jim if you have specific report timing needs.

Absolutely! He considers the inspection as the beginning of an ongoing relationship with his clients. Some clients utilize his experience and knowledge many years after the inspection when they are considering projects on their property.
